As PMP® certified Architectural Technologists, we include a Zoning Bylaw and Building Code review with your design. We have submitted over 500 residential and commercial permits. Inplico works closely with the municipal permitting office, professional service providers and the client to ensure the permit process runs smoothly.

Yes! The permit application process varies greatly depending on the complexity of the project. If you’re unsure about your project, feel free to contact us and we’d be happy to help.

DECKS

DECKS

A Building Permit is not required for decks under 2’-0” that do not have walls or a roof.  A Development Permit is not required for decks when:

  • 2 meters or less
  • No roof or walls
  • It’s entirely located in the back or side yard
  • It’s not a corner lot

Yes. Pergolas on a Deck, regardless of the Deck height, would classify the Deck as ‘Covered’ or ‘Partially Covered’, which would require a Development and Building Permit.

Yes.  We can take your design ideas and create the Garage of your dreams!  We’ll conduct and Zoning Bylaw and Building Code review to ensure your design meets all requirements for permit approval.

There are many factors to consider when creating a living space above a Garage.  It’s similar to building a home.  Feel free to contact us, to discuss your project further.

INCOME PROPERTY

INCOME PROPERTY

Secondary suites are independent living spaces within a primary residence that can provide additional income.  Secondary suites are now permitted in duplexes and townhouses in the City of Edmonton.

There are several key requirements, including, but not limited to: Independent entrances; separate heating sources; sound separation between units; and full kitchen units for each living space.

A Building Permit is required, but not limited to, when the space has not been previously developed; adding or finishing a bedroom, recreation room and/or bathroom; taking down structural walls; adding a wet bar; and/or the cost of construction is over $5000.

It’s best to consult with an engineer to determine if the wall is load bearing or not.  We work closely with licensed engineers in several disciplines to streamline your project efficiently and safely.

There are many things to keep in mind when planning a Sunroom or Addition to your home, from budget and ROI (return on investment) to size and project timeline.  But before you start choosing paint colors, the Zoning Bylaws for your property will determine the first steps you need to take for your project.

REGULATIONS

REGULATIONS

The Zoning Bylaw contains the rules and regulations for the development of land, which is divided into zones.  The Zone that a particular property is located in determines what can be built on that property.  All current and proposed zoning for the City of Edmonton is available for reference here.

A building code is a set of rules that specify the standards for constructed objects such as buildings and nonbuilding structures. Buildings must conform to the code to obtain planning permission, usually from a local council.

The accessibility standards set out the requirements for the safe design of accessible and barrier-free environments regulated under the Safety Codes Act. Municipal Affairs works in partnership with the Safety Codes Council to coordinate and encourage barrier-free design and access for anything, process or activity regulated under the act.

A Compliance Certificate is a report from the City confirming that all buildings and structures identified on the property have met the regulations under the Zoning Bylaw and have the appropriate development permits. An Alberta Land Surveyor’s Real Property Report is reviewed by a development officer to see if it meets the current Zoning Bylaw regulations and that development permits have been issued for all buildings and structures shown.
